Construction is under way at English Commons at Topsfield.

The first phase of construction includes two model homes and 12 homes available for sale, with preconstruction prices starting in the high $600,000s.
Two floor plans range in size from 2,100 to nearly 4,000 square feet, each with master and guest suites, oversized gourmet kitchen, four-season sunroom, maintenance-free deck and attached garage. Available walkout lower levels add up to 1,200 square feet of living area.
Plans call for a center common green with a large gazebo and a clubhouse with fitness center and heated swimming pool.
“As soon as I walked onto the land, I could picture what it would look like,” said Carl Berry, president of C.P. Berry Construction Co. in Topsfield. “I saw the potential for another successful, beautiful community, as well as the opportunity to preserve nearly 50 acres of open space, enhance town revenue and maintain the scenic rural character of this important gateway to the Town of Topsfield.”
Designated a scenic overlay district by the town of Topsfield, this low-impact development will preserve more than 70 percent of the parcel as untouched open space.
“English Commons will have design features C.P. Berry Homes is known for, including preservation of open space, environmentally friendly design and building practices, and the creation of a community of which Topsfield residents can be proud,” said Alan Berry, vice president, C.P. Berry Construction Co.
The first homes will be ready for occupancy this summer and the model homes will be ready for viewing. The on-site sales center is open daily from 11 a.m. to 6 p.m. right now.
