Topsfield Town Meeting Approves New C.P. Berry Homes Community

May 9, 2008, Topsfield, MA – C.P. Berry Homes, and President Carlton P. Berry, are pleased to announce that its proposal to rezone property at 12 Boston Street, Topsfield for a new 55+ active-adult condominium community, received overwhelming support at the May 6, 2008 Topsfield Town Meeting.

The proposed community, English Commons at Topsfield, will be developed and built by C.P. Berry Homes of Topsfield, MA. The company is planning to construct 52 condominiums, designed for active-adults, on the 68 acre site bordering the Danvers / Topsfield town line. The community will be modeled after Caldwell Farm, in Newbury, MA, which was developed and built by C.P. Berry, and has been recognized with numerous local, regional and national awards – including being selected as the Best Overall Community in the country in 2007 for active-adult attached housing (from the National Association of Home Builders.)

English Commons at Topsfield received favorable unanimous recommendations for support from the Topsfield Planning Board, the Topsfield Finance Committee and the Topsfield Board of Selectmen at the May 6, 2008 Town Meeting. Town officials were impressed with Berry’s proven track record of successful past communities, including Caldwell Farm, the Ipswich Country Club Homes, Bartlett’s Reach in Amesbury, Fuller Pond Village in Middleton and Olde Salem Village in Danvers, among others. Alan J. Berry P.E., Vice President of C.P. Berry Homes, stated that “the community we are proposing for Topsfield will include design features which we are known for, including: preservation of Open Space, environmentally-friendly design and building practices and the creation of a development which the Town can be proud to have located within its borders.” At the English Commons site, Berry has stated that 50 acres of the 68 acre parcel will be preserved as Open Space and that the homes will be kept back from the main road to preserve the scenic vistas along this important gateway into the town of Topsfield.

It is anticipated that design and permitting will be done over the next several months with construction beginning in the fall or early spring. Carl, and son Alan Berry, are looking forward to continuing the family’s tradition of developing successful luxury living communities on the North Shore.
